A Flood Risk and Drainage Appraisal has been prepared, which has informed the production of our two masterplan options. As the plans below show, under both of the options, the new homes would be located outside those parts of the site at risk of surface water flooding.

An appropriate Surface Water Management Strategy which complies with the latest local and national advice will be implemented on-site so that the increase in surface water runoff caused by the development is collected into purposely-designed attenuation basins, ensuring there is no increased risk of flooding elsewhere.

Further technical work is ongoing and the final proposals will be fully assessed by the Environment Agency and Lead Local Flood Authority. No development will be able to take place if any serious flooding concerns remain .
