Land off Evelench Lane, Tibberton

Access & Transport

Vehicle access would be provided from Plough Road, via a new site entrance through the current Speed the Plough car park (shown in the plans below).  A replacement car park for the pub would be provided on-site.

100 homes are predicted to generate no more than around 50 two-way vehicle trips – less than one per minute – in each of the morning and evening peak hours. The majority of this traffic is expected to travel to and from the south, with roughly one vehicle every six minutes using the bridge over the canal, and two vehicles every three minutes passing the school during peak hours.

The new homes would be within walking distance of many of the existing amenities in Tibberton, including the primary school, the pubs and the new Village Hall. Pedestrian access would be provided adjacent to the main vehicle access, with footways connecting to the existing pavement along Plough Road to provide a continuous pedestrian route towards the school and bus stop. Pedestrian access to the site would also be retained via the existing public rights of way, and an additional pedestrian and cycle access is proposed from Evelench Lane.

Cyclists would cycle on-road within the development and have access to the traffic-free canalside path within a short distance for journeys further afield. Cycle parking would be provided in all properties. Electric vehicle charging points would also be provided.

Any community and sports facilities provided on-site would be for local use with limited traffic generation, especially during peak travel times.
