Land East of Kingston Bagpuize
New Infrastructure and Community Benefits

Though the land has a draft allocation in Part 2 of the Vale’s Local Plan for ‘around 600 homes’, as a result of detailed discussions with officers and analysis of its capabilities, we now believe it is possible to deliver up to 660 homes on the land east of Kingston Bagpuize.

We intend to provide a significant amount of new infrastructure and community benefits with these new homes. Our current thoughts include:

  • Land for a new one-form entry primary school, which could expand to two-form entry.
  • An extra care facility with around 70 care beds.
  • A new bus route, with bus stops on the A415-A420 link road.
  • Over 12 hectares (circa 30 acres) of public open space including new cricket pitches and pavilion, and significant landscaped buffers at all edges of the site
  • A Community Hub – which could include community facilities, local shops, and services – centred around a village green.
  • Landscape enhancements in the form of a green buffer to the A420 and continuation of a tree-lined avenue from Kingston Bagpuize House.
  • Improved connectivity to the surrounding area, through: the use of Oxford Road; links to Millennium Green, Kingston Bagpuize Business Park, and Kingston Park; and an enhanced walking route to Fyfield.

We have incorporated these ideas into our indicative Masterplan, which is seeking to best integrate with the surrounding area as the new school, local centre, village green, are opened up to residents of Kingston Bagpuize and Fyfield.
